1. About Before You Offer
Before You Offer is operated by Before You Offer Ltd, a company registered in England and Wales. Our registered address and company number will be updated on this page upon incorporation.

References to "we", "us" and "our" in these terms refer to Before You Offer Ltd. References to "you" and "your" refer to the person accessing or using our service.
2. The Service
Before You Offer provides renovation cost estimate reports for residential properties listed on Rightmove and Zoopla. Our service works as follows:
- You provide a valid Rightmove or Zoopla property listing URL and your email address.
- You select a report tier (Starter or Premium) and complete payment via Stripe.
- We scrape publicly available information from the listing including photos, description, floor plans and property details.
- We generate a room-by-room renovation cost report using automated analysis and deliver it as a PDF to your email address.
Starter reports are delivered within approximately 15 minutes. Premium reports are delivered within approximately 5 minutes. Delivery times are estimates and not guaranteed.
The service is available to UK residents only and is intended for use in connection with residential property purchases in the United Kingdom.
3. Not a Professional Survey
Before You Offer reports are not a substitute for a professional property survey. Our reports are pre-offer budgeting tools designed to help you understand the likely scope and cost of renovation work based on publicly available listing information.
Our reports are not:
- A RICS HomeBuyer Report or Building Survey
- A structural survey or engineer's report
- A professional valuation
- Legal or financial advice
- A guarantee of any renovation costs
We strongly recommend that you obtain a RICS HomeBuyer Report or full structural survey before exchanging contracts on any property. Our report should be used as a guide only and not relied upon as the sole basis for any financial decision.
4. Ordering and Payment
To place an order you must provide a valid Rightmove or Zoopla listing URL and a working email address. By placing an order you confirm that:
- You are at least 18 years of age.
- The information you provide is accurate and complete.
- You are authorised to use the payment method provided.
All payments are processed securely by Stripe. We do not store your payment card details. Prices are displayed in pounds sterling and are inclusive of VAT where applicable.
Current pricing is:
- Starter Report: £14.99
- Premium Report: £29.99
We reserve the right to change our prices at any time. Price changes will not affect orders already placed and confirmed.
A contract between you and Before You Offer is formed when we send you a confirmation email following successful payment.
5. Refunds and Cancellations
Because our reports are digital products delivered electronically, your right to cancel under the Consumer Contracts Regulations 2013 begins at the point of purchase. By placing an order and requesting immediate delivery of your report, you expressly consent to delivery beginning immediately and acknowledge that your right to cancel is lost once the report has been delivered to your email address.
Refunds we will provide
We will issue a full refund if:
- Your report was not delivered within 60 minutes of payment due to a technical fault on our side.
- The URL you provided was a valid Rightmove or Zoopla listing but we were unable to generate a report.
- You received a report that was clearly and materially incorrect due to a system error (for example, a report generated for a completely different property).
Refunds we will not provide
We will not issue refunds if:
- You are dissatisfied with the cost estimates in the report.
- The property listing was removed or taken offline after your order was placed.
- You provided an incorrect or invalid URL.
- You provided an incorrect email address and the report was not received.
- You have already used the report to inform an offer or negotiation.
To request a refund, please email jack@beforeyouoffer.com within 7 days of your order with your order details and reason for the request.
6. Accuracy and Limitations
Our renovation cost estimates are generated using automated analysis of publicly available listing data, including photos, property descriptions and floor plans. Cost figures are based on current UK trade rates adjusted for regional postcode multipliers.
You should be aware of the following limitations:
- Estimates only: All figures are estimates. Actual renovation costs will vary depending on the specific condition of the property, the contractors used, material choices, and market conditions at the time of works.
- Photo-dependent: The accuracy of our reports depends on the quality and quantity of photos in the listing. Properties with few or low-quality photos may produce less accurate estimates.
- No physical inspection: We do not inspect the property. Our analysis is based solely on publicly available information and cannot account for hidden defects, structural issues, or conditions not visible in listing photos.
- Regional variation: While we apply regional labour rate multipliers, actual local rates may differ from our estimates.
- Not a quote: Our reports are not contractor quotes. Always obtain multiple quotes from qualified tradespeople before committing to any works.
Our reports are typically within 15–25% of actual contractor quotes for the works identified. This is sufficient for pre-offer budgeting and negotiation purposes but should not be treated as a precise cost forecast.
7. Intellectual Property
All reports generated by Before You Offer are provided for your personal use only. You may share your report with your mortgage broker, solicitor, or financial adviser in connection with your property purchase.
You may not:
- Resell or commercially exploit any report.
- Share reports publicly or on social media without our prior written consent.
- Use reports for any commercial or business purpose without our prior written consent.
All content on the Before You Offer website, including text, design, graphics and code, is owned by Before You Offer Ltd and may not be reproduced without our written permission.
8. Data Protection and Privacy
We are committed to protecting your personal data in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
When you place an order, we collect and process the following personal data:
- Your email address (to deliver your report and send order confirmation)
- The property listing URL you provide
- Payment information (processed by Stripe — we do not store card details)
We use your email address only to deliver your report and send transactional emails related to your order. We will not send you marketing emails without your explicit consent.
We do not sell your personal data to third parties. We may share your data with our service providers (including Stripe for payment processing and SendGrid for email delivery) solely for the purpose of fulfilling your order.
You have the right to request access to, correction of, or deletion of your personal data at any time by emailing jack@beforeyouoffer.com.
9. Limitation of Liability
To the fullest extent permitted by law:
- Before You Offer Ltd shall not be liable for any loss or damage arising from your reliance on a report in making an offer on a property.
- We shall not be liable for any indirect, consequential, special or punitive loss, including loss of profit, loss of opportunity, or any financial loss arising from the purchase or sale of a property.
- Our total liability to you in connection with any order shall not exceed the amount paid by you for that order.
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded or limited under English law.
We do not exclude any rights you have as a consumer under the Consumer Rights Act 2015.
10. Acceptable Use
You agree not to use the Before You Offer service to:
- Submit false, fraudulent or misleading information.
- Attempt to reverse-engineer, copy or replicate our report generation methodology.
- Use automated tools to place bulk orders without our prior written consent.
- Use the service for any unlawful purpose.
- Attempt to gain unauthorised access to our systems.
We reserve the right to refuse service to any person or organisation at our sole discretion.
11. Changes to These Terms
We may update these Terms of Service from time to time. When we make material changes, we will update the "Last updated" date at the top of this page.
Your continued use of the service after any changes constitutes your acceptance of the updated terms. If you do not agree to the updated terms, you should stop using the service.
12. Governing Law
These Terms of Service are governed by and construed in accordance with the laws of England and Wales. Any disputes arising in connection with these terms or your use of the Before You Offer service shall be subject to the exclusive jurisdiction of the courts of England and Wales.
If you are a consumer, you may also have rights under the laws of your country of residence.
